Roof Inspections and Written Inspection Reports
There are two different things people mean when they say roof inspection. If you want to know what your roof needs and what it costs, that is our free estimate and it always includes a roof inspection. If you need a formal written inspection report for a home sale, an insurance dispute we are not doing the work on, or a legal matter, that is a paid professional service with a flat fee quoted up front.
What is included
Free estimate visit
We climb the roof, check field, valleys, flashings, penetrations, and ventilation, and give you an honest recommendation and a written price. No charge, no pressure.
Paid written inspection report
A signed, documented report with photos and findings for real estate transactions, claim disputes, second opinions, or court use. Flat fee quoted before we schedule.
Attic check when accessible
Underside signs of leaks, staining, and ventilation issues included in either visit.
Straight answer either way
If your roof has years left, we say so. We do not manufacture work.

Is a roof inspection free?
Our free estimate includes a roof inspection, so if you are considering work on your home there is no charge. A formal written inspection report is a separate paid service.
When do you charge for an inspection?
When you need documentation rather than a price. Home sale reports, second opinions on a claim we are not contracted for, and reports prepared for legal or court use are billed at a flat fee quoted up front.
How long does it take?
About 45 minutes on site for an estimate visit. A written inspection report takes longer on site plus report preparation time.
